Neden Finance Wise?
The trades we see most
A large share of our Turkish clients are in food, construction and personal services, and each has its own tax problem. Restaurants and takeaways have to split hot and cold sales for VAT at the till. Construction subcontractors are deducted 20% at source and are usually owed a refund. Salons and barbershops are cash-heavy and need record-keeping that stands up if HMRC asks. We have written these up in detail:
Income or property in Türkiye
If you are UK tax resident you are generally taxed here on your worldwide income, which includes rent from a property in Türkiye, Turkish bank interest and gains on a Turkish sale. There is a double taxation agreement between the UK and Türkiye, so tax paid there can usually be credited against the UK liability — but the income still has to be declared here, and the credit only comes if you claim it.
The words that do not translate
Most of the confusion we untangle for Turkish-speaking clients is not about tax at all. It is vocabulary. Several English terms have an obvious-looking Turkish equivalent that means something different, and acting on the wrong meaning is how people miss a deadline or a liability entirely.
Self Assessment is a declaration, not an assessment
The name suggests HMRC works out what you owe and tells you. It does not. You declare, you calculate, and you pay — HMRC checks afterwards. Beyan sizden bekleniyor: HMRC size bir tahakkuk göndermez, siz beyan eder ve hesapları kendiniz yaparsınız.
National Insurance is not insurance
It is a second tax on earnings, separate from income tax, and it is what builds entitlement to the State Pension. Paying too little in a year can leave a gap in your record that is only visible decades later.
Companies House and HMRC are two different bodies
This is the one that costs money most often. Companies House holds the register and takes your accounts and confirmation statement; HMRC takes your tax. They have separate deadlines and separate penalties, and filing with one does not satisfy the other. İki ayrı kurum, iki ayrı son tarih — birine yapılan bildirim diğerini karşılamaz.
Salary and dividend are taxed differently
If you run a limited company, money taken as salary and money taken as dividend are taxed under different rules and at different rates, and the mix matters.
Vergi takvimi — the dates that matter
The UK tax year does not run from January to December, which is the second thing that catches people out. It ends on 5 April and the next one begins on 6 April. Everything else hangs off that.
- 5 April — tax year ends (vergi yılı sonu)
- 31 October — deadline if you file on paper (kağıt beyanname)
- 31 January — online return filed and the tax paid (online beyanname ve ödeme)
- 31 July — second payment on account, where one applies (ikinci ara ödeme)
- 22nd of the month — PAYE and National Insurance for employers (çalışanı olanlar için)
- Every quarter — VAT returns for registered businesses (KDV beyannameleri)
The 31 January date does two jobs at once and that is where the shock comes from: it is the filing deadline and the payment deadline, and for many people it also carries the first payment on account for the following year. Ocak ayındaki fatura beklenenden büyük çıkıyorsa sebebi genellikle budur.
Frequently asked
Do you offer accountancy services in Turkish?+
Yes. We can handle your meetings, calls, emails and paperwork in Turkish or English — whichever you are most comfortable with.
Türkçe muhasebe hizmeti veriyor musunuz?+
Evet.
I am a Turkish sole trader — can you file my self-assessment?+
Absolutely. We register you with HMRC if needed, keep your bookkeeping in order and file an accurate self-assessment tax return so you never miss a deadline or overpay.
How much does an accountant cost?+
Fees depend on the size and complexity of your business. We agree a clear, fixed price up front — get in touch for a free, no-obligation quote.
I have a rental property in Türkiye. Do I declare it in the UK?+
If you are UK tax resident, yes — worldwide income is reportable here. Tax you have already paid in Türkiye can generally be credited against the UK liability under the double taxation agreement, so in most cases you are not taxed twice. But the credit has to be claimed, and the income has to be on the return.
Do I need to visit the office, or can everything be done remotely?+
Everything can be done remotely — documents by email or WhatsApp, meetings by phone or video, in Turkish or English. Our Finchley office is there if you prefer to sit down with someone, and plenty of clients do.
Companies House’a beyanname verdim, HMRC’ye de vermem gerekir mi?+
Evet. Bunlar iki ayrı kurumdur ve iki ayrı yükümlülüktür. Companies House şirket hesaplarınızı ve yıllık teyit beyanını (confirmation statement) alır; HMRC ise kurumlar vergisi beyannâmesini bekler. Son tarihleri de cezaları da farklıdır. En sık karşılaştığımız pahalı hata budur.
Why is my January bill bigger than the tax on my profit?+
Because 31 January usually carries more than one thing: the balance owed for the year that has just been declared, and the first payment on account towards the next one. If your income has grown, the payment on account is calculated on the higher figure, so the total can look close to double what you expected. It is not an error, and it can be reduced if your income is genuinely falling — but that claim has to be made rather than assumed.
